Heritage Building Restoration in Lancashire - Lime Experts

Lancashire’s older buildings need more than a general builder. Whether you’re dealing with crumbling brickwork, a failing lintel, a deteriorating chimney, or a structural opening that needs a steel, the materials and methods used matter enormously. Outram Lime Heritage Restoration brings specialist knowledge in traditional lime and masonry work to heritage, listed, and older properties across Lancashire –  doing the job properly, with the right materials, the first time.

As lime specialists, we use the correct mortars and plasters to match your property’s original construction. We also source traditional materials locally across Lancashire, staying true to how these buildings were built in the first place.

Why Lime Matters for Lancashire's Older Properties

Older buildings across Lancashire were built using lime-based materials, with every element – from the mortar joints to the surrounding brick and stone, designed to work together. This softer, breathable system allows moisture to escape naturally and protects the structure over time.

When modern cement is introduced, it disrupts that balance. Hard, impermeable materials trap moisture, restrict movement and often lead to wider issues such as cracked masonry, blown brick faces, failing lintels, damp problems and deterioration around chimneys and other exposed areas.

Carrying out repairs using the correct lime mortars, whether it’s brick replacement, repointing, lintel work or chimney repairs helps restore that balance, allowing the building to move, breathe and perform as it was originally intended.

Our Heritage Building Services Include:

Brickwork Repairs & Replacement

Older brickwork fails for a variety of reasons — failed pointing, water ingress, frost damage, or simply decades of weathering. We identify the cause before we touch the brick, because replacing damaged masonry with the wrong material or method causes more harm than good.

We match brick type, bond, and finish to the existing fabric of the building, sourcing reclaimed or traditional bricks where needed. Whether you need a handful of bricks replaced or a larger section rebuilt, the work is carried out to blend seamlessly with the original wall — not stand out from it.

We always use lime mortars compatible with the surrounding masonry to avoid trapping moisture, preventing the accelerated decay that hard cement pointing causes in older structures.

Lintel Replacement

Failing or corroded lintels are one of the most common structural issues in Lancashire’s older terraces and stone properties. A corroding steel lintel expands as it rusts, cracking and lifting the masonry above it. Left unaddressed, what starts as a cosmetic crack becomes a serious structural problem.

We remove failing lintels and replace them correctly, making good the masonry above with matched brickwork or stonework and an appropriate lime mortar bedding. The surrounding wall is carefully cut out, supported, and reinstated to minimise disturbance to the fabric of the building.

Chimney Repairs & Rebuilds in Lancashire

Chimneys are amongst the most exposed elements of any building, and in Lancashire’s climate, deterioration is common. Soft mortar joints, spalled brickwork, leaning stacks, and failed flashings are all problems we deal with regularly.

For chimneys that can be repaired, we re-point with an appropriate lime mortar, replace damaged bricks, and address flashings and lead work as required. For stacks that are beyond repair — whether through severe deterioration, storm damage, or neglect — we rebuild from the appropriate level, matching the original construction as closely as possible.

All chimney work is carried out to maintain the character of the original structure. We don’t use cement pointing or hard renders on heritage stacks as these trap moisture and cause long-term damage to the brick and stonework behind them.

Knock Throughs & Structural Openings with Steels

Creating or enlarging openings in older buildings — for doorways, wider passages, or open-plan layouts — requires careful consideration of the existing structure and building fabric. We carry out knock throughs and structural openings, installing steel beams where required to safely transfer the load above.

Working in older properties demands a sympathetic approach. We temporarily support the structure correctly, form the opening accurately, and make good with lime mortar bedding and matched masonry to ensure the new opening sits well within the character of the building. Whether you’re connecting two rooms in a Victorian terrace or forming a new doorway in a sandstone farmhouse, the finishing work is carried out with the same care as the structural elements.

Large Scale Period Property Renovations

We take on larger renovation projects for period properties across Lancashire, carrying out full-scale repairs and alterations using traditional methods and materials.

This can include removing modern cement renders, fully repointing stone or brickwork with lime mortar, replacing failed lintels, and forming new openings for doors or windows — all carried out in a way that respects the structure and character of the building.

Every project is approached as a whole, ensuring all elements work together properly. The focus is always on restoring the building using the correct materials, improving performance, and maintaining its original appearance.

Lime Pointing

Outram Building and Restoration are lime mortar specialists and proud to be experts in the re-pointing of older properties across Lancashire. Utilising our knowledge of various lime mortars, we carefully assess your property’s condition and exposure to the elements, allowing us to provide a bespoke specification that ensures the work performs properly and stands the test of time.

Lime Plastering and Lime Rendering

Outram Building and Restoration specialise in lime plastering and rendering for period properties across Lancashire. We assess each surface carefully, selecting the right materials and approach to achieve a breathable, long-lasting finish that works with your building.

Lime Mortar & Lime Render Aftercare

Proper aftercare is essential for lime work. We protect fresh mortar and plaster with hessian where needed, control drying through dampening down, and allow for slow carbonation. This ensures the material cures correctly and performs as it should long-term.

Controlled Drying

Regular dampening down helps prevent rapid drying, reducing the risk of cracking and ensuring a stronger, longer-lasting finish.

Protected While Curing

Fresh lime work is protected with hessian where needed, shielding it from wind, sun and frost during the early stages.

Time to Carbonate

Lime cures slowly over time. We factor this into every job, allowing the material to harden naturally and perform properly.

Why it's important to use a Lime specialist for Older Buildings in Lancashire

Most builders can point brickwork. Far fewer understand why using the wrong mortar in a Victorian terrace causes the bricks to spall within ten years. Older buildings, particularly those built before the 1920s were designed to breathe. They manage moisture by absorbing and releasing it through their walls. Hard modern materials interrupt that process, trapping damp behind hard joints and renders.

Outram Building & Restoration works exclusively with materials and methods suited to traditional construction. We understand how lime buildings behave, how to read the signs of past repairs gone wrong, and how to put things right in a way that protects the building for the long term.

We work across Lancashire on properties ranging from listed buildings and stone farmhouses to Victorian terraces and georgian townhouses.

Frequently Asked Questions

As you can imagine, as one of Lancashire’s Leading Traditional Lime Pointing Specialist, we get asked a lot of questions. We’ve cleared up the answers to some of the most commonly asked ones below.

Can you work on listed buildings?

Yes. We regularly work on listed and locally listed buildings across Lancashire. Our use of traditional lime mortars and materials means our work is consistent with the requirements of most conservation officers and listed building consents. We're happy to advise if you're unsure what permissions you need.

Do you use cement mortar?

No. We use only lime-based mortars for all pointing, bedding, and repair work on older buildings. Cement mortar is too rigid and impermeable for traditional masonry and causes long-term damage through moisture entrapment and frost action.

Can you match existing brickwork or stonework?

We do our best to source matching materials — reclaimed bricks, locally quarried stone where possible — and we're experienced at achieving a good match in both bond and finish. We'll always be honest with you if a perfect match isn't achievable.

Is lime work affected by the weather?

Yes — lime mortars, renders, and plasters are sensitive to temperature and conditions during application and the curing period that follows. We don't apply lime work in frost, freezing temperatures, or heavy rain, and freshly applied work needs to be protected while it cures. In practice this means we plan our work around the season and the forecast, and we'll always be upfront with you if conditions aren't right. Work carried out in the wrong conditions won't cure properly, and cutting corners here leads to failures — so we don't.

What type of lime mortar do you use?

We use a range of lime mortars depending on the building, including non-hydraulic lime (lime putty) and hydraulic lime (NHL 2, 3.5 or 5). The choice depends on factors like exposure, location and the type of masonry — ensuring the mortar is suitable for the job.

Do you carry out lime plastering?

Yes. We carry out internal lime plastering on older and heritage properties where traditional finishes are needed — whether that's a straight re-plaster following damp works or structural repairs, matching into existing lime plaster, or a full room. Lime plaster is breathable and flexible in a way that gypsum isn't, making it the correct choice for solid-walled older buildings where moisture management through the wall is important.
